Beds already exist. They're just not being used for your workforce yet.

Care homes, hotels, student halls, schools, and redundant commercial buildings — prepared in advance and activated when residential supply reaches its limit.
Beds already exist. They're just not being used for your workforce yet.

Existing buildings, repurposed for workforce accommodation

Not every building that can house workers was built for that purpose. Across Europe, there are thousands of underutilised assets — former care homes, budget hotels, student accommodation blocks, closed schools, disused office buildings — that can be converted into quality workforce housing.

Repurposed assets sit in the middle of the Accommodate model. They activate when local residential capacity is approaching saturation but before the cost and lead time of temporary modular becomes necessary. They're faster to deploy than modular, more scalable than private rentals, and often already located near project sites.

Identifying and activating dormant capacity

1

Asset identification

We survey the region surrounding your project for underutilised buildings: hotels with low occupancy, care homes that have closed, student accommodation outside of term time, schools no longer in use, and commercial properties suitable for conversion.

2

Feasibility and compliance

Every asset is assessed for structural suitability, fire safety, planning permissions, and compliance with local accommodation standards. We handle the due diligence so you don't have to.

3

Conversion and fit-out

Where needed, we manage light conversion works to bring assets up to workforce accommodation standard. This might mean reconfiguring layouts, upgrading facilities, or adding catering and laundry provision.

4

Managed operation

Once activated, repurposed assets are managed as part of the wider accommodation strategy. Occupancy, maintenance, and workforce welfare are coordinated alongside residential and modular capacity.

What kinds of buildings can be repurposed?

1

Former care homes

Often purpose-built for residential use, with individual rooms, communal areas, and existing kitchen facilities. Frequently available in semi-rural areas near major project sites.

2

Hotels and B&Bs

Budget hotels, motels, and bed-and-breakfasts with low occupancy can be block-booked or leased for the duration of a project phase.

3

Student accommodation

University and college halls available during summer months or year-round at institutions with surplus capacity.

4

Schools and public buildings

Closed or underused schools, community centres, and municipal buildings that can be converted with minimal structural work.

5

Commercial and office space

Redundant office blocks or retail spaces that can be converted into dormitory-style or apartment-style workforce housing.

The bridge between residential and modular

The biggest mistake projects make is jumping straight from residential housing to temporary modular when beds run out. Modular is expensive, has long lead times, and often requires planning permission. Repurposed assets fill the gap — they're faster, cheaper, and already built.

By identifying repurposed capacity early, Accommodate Group extends the life of the residential layer and delays (or eliminates) the need for modular. That means lower costs, faster deployment, and less disruption.

The strategic middle layer

In the Accommodate model, repurposed assets are activated at the point where residential supply begins to tighten. They provide a scalable buffer that buys time and reduces cost before temporary modular capacity is introduced. This is how we keep your accommodation pipeline ahead of your workforce demand curve.
